Start-up costs, at least in Illinois, are expensive and then there is monthly fees, continuing education etc. also, as a new agent you will need a coach and training which is also usually done during the day.

@Michael Wagner I looked hard at developing a High End RV type facility like your talking about.that play defiantly follows how the economy is going.. but at the end of the day someone who popped 1 million or a lot more on a high end coach will pop 100 to 200k on the ulra man cave.It works in aviation...

@Scott Choppin good post agree.although BP is fine for free advice for those starting out in the most basic of transaction IE buying a simple rental house.Development is not the same as you allude to and cannot be coached from the keyboard.takes a team of experts to put most deals together you just need to know who and how to assemble the team then you need deep pockets and a good amount of negotiating skills with bureaucrats who are paid whether your project goes or not.Oregon used to be relatively simple my first project here in 94 was a 100 lots in Yamhill county I got it into contract and tentative map approved in 4 months.. they don't do EIR's here.. if its in the city and zoned its just engineering.. stuff can come up.. like we could not get water pressure and I had to bring a 12 inch water line 1/2 a mile and buy 3 easements.. but my map was approved subject to conditions.

I don't listen to his podcast or want his coaching or 'asset protection' or tax people because of all the ads and fear sales, but his RDPD and Quadrant books changed the mindset of millions and I am all for and grateful for that.
