I will for sure get some deals on my belt before trying to find out of state deals, and I will make sure to reach out to your team.

I need to get a couple deals under my belt and get comfortable in the RE field before throwing in a LLC to complicate things.

I also do not have many official flips under my belt, therefore, I have been rejected by a few lenders due to that.Can anyone offer advice on how to finance this project and/or lenders that might have more relaxed lending requirements?

Fr instance, I am doing this creative finance deal because I wanted to get my second deal under my belt but I am in grad school and have very low income so I don't really have a choice but to do creative financing.

However, I'm really making the push to officially have deals under my belt by completing a deal that I have under contract.

It's been great for us, and the flexibility has made it a fun tool to have in our financial tool belt. 

I then take those principles and shape them to my natural personality, it becomes a very valuable tool in my tool belt.
