If this asset is just going to be trashed by the next tenant, why on earth treat it like it needs to be prepared for the Royal Family's arrival?

Today the tenant's inspector arrived and found some mold in the air handler and some below the carpet in a corner.

If I recall correctly i divided the cost of her car by 5 years, then added in maintenance costs and prorated to come up with a monthky cost to own over 5 years and compared it against my monthly costs for 3 years to arrive at the comparison.
