You are looking into fourplexes to reduce the risk of vacancy as you likely will have paying tenants at all times however the inventory of fourplexes is low in your area of Ashland, KY and you are considering duplexes.I think your strategy is wise.

I've checked all the public listing and nothing intrigues me so hopefully they are brokers here that have listings they are looking to sell.

I see a lot of investors get burnt because they are not aware of all that mix-use development entails.

not sure what your trying to learn or do.. but just pay them by the door.IE  10k 20k 30 k 50k.. each GC will have their own fee.Myself I pay on the low end because i do all the accounting for the GC he only has to cordinate the subs .. 

Orlando is not like the rest of the country where you can have a cabin in the woods or a treehouse and be unique..we are built for 75 Million visitors a year and they all need accommodations.Most of the more successful units are larger and have fantastic themed rooms/garages etc.

Curious to see how this all plays out if its true. 

We are all familiar with buying or originating a note and collecting  the interest until the notes pays off.
