I have paid a few agents outside of escrow and if your shortsale leads are good ones, I would pay you out of escrow.If you are looking to market for short sales you may want to put together a direct mail or door knocking campaign on NOD 30-60-90 lists, or there may be a list of people who have applied for a loan modification.

Unlike Regulation D Rule 506 private placements to accredited investors following the JOBS Act, crowdfunding does not allow advertising except solely to direct investors to the appropriate broker/funding portal.I think careful combination of "inbound marketing" using social media tools, and collection of the appropriate informed consent from investors will make this ok.

So as long as I keep my "advertising" to friends and family (pre-existing relationships), can I just give my proposal and presentation to family and friends, and once they agree on something, head to a lawyer to create the note between us?
