I got my agent to get us a tour and did a walk thru upon arriving I noticed it was actually 2 bedrooms with closets and 1 bath and the 2 other rooms are upstairs no closets technically bonus room with just storage space to the attic. well I'm a new investor and it's listed in all my resources as 4 bed 1 bath, but my Comps for a 4/1 are at $266,000. aside from the rehab costs I'm having issues trying to determine usable comps for this property, and there isn't space to add a second bathroom for the upstairs without major layout work which I would like to avoid.

I know there is a hefty tax bill waiting for me  with this 1099 commission but I also know that I am classified as a Real Estate Professional based off the guidelines of this being my main job, actively managing my 4 SFHs and my self storage facility for over 500 hours, and so on.

Trying to learn and heck, who knows maybe I’ve got my first multi here…Thanks in advance for reading and providing any feedback…This consists of 3 full brick buildings.12 units, all 2 bed/1 bath units.There is 1 common laundry in each building in the basement of each building.Each unit has a storage unit in the basement plus one storage closet for the owner.Carports in rear - 1 space per unit PLUS ONE ADDITIONAL PARKING SPOT.Tenants pay gas, electric water and sewer.Landlord pays for trash (1 dumpster) and lawn care.Landlord pays common area (laundry) utilities.Here are some stats on all the units:7 have been totally updated within the past 3 years.2 have new floors in the main living area.1 unit had no work done but is in excellent condition.2 units have not been touched due to long term tenants.
