Same as anyone else, I find lack of communication to be the top problem.

I’ve read rich dad poor dad, but want to read more real estate investing books.

I come from no money, not rich parents, no degree, but i hustled since i was senior in high school, so that was all i had, and i am at 45-50k salary with W2 job. 

@Rich Kniss, Thank you for the response, So just to clarify on rentals and the 1% rule, would a property that rents out at 1,300 a month for sale at 115,000, with only minor cosmetic repairs needed be a good deal for you?

Look into house-hacking, sub-leasing when it's legal, options like these are lower cost effective ways to get started that you can actually leverage to successfully invest long-term.Otherwise, there's no golden goose, and no get-rich quick option in real estate, same as everywhere else.I hope this helps, reach out anytime with questionsBest,Ryan
