My "rule of thumb" is that if you can't get (at least) 1% gross rent per month out of its value (in this case, that would be $4,000/m), you'll arrive at the very same question you're asking!

I'm not sure if this is the best way to hunt for properties or make offers but it has helped me adjust some property prices into what would be an acceptable place to even start negotiating.Questions1) What do you think about me working back from a ~1.3 DCR, into a CAP, and then using that to compare properties and arrive at sensible purchase price?

They can rent it out until they arrive and get all the benefits of the appreciation and tax write offs.They should always hold the property, wherever they are, in a family trust or land trust, as that will provide them with peace of mind when you have to deal with the property and they can avoid probate.
