The lack of any inflation has allowed the Fed to keep these interest rates low for an extended period of time. 

I am believer that over the long term real estate for the most part just increases with inflation (which is plenty after factoring in leverage). 3% may be a better assumption, but given that I believe the market is on the higher side I’d like to stay conservative.

Waiting until inflation hits to buy doesn't make sense to me.
