Taylor, 90 plus percent of my units are apts and the rest  are 2 fourplexes.I dont think that sfr are cashlowing unless you buy them really cheap and they are in good condition (very rare)Fourplexes are better but its cashlowing much less And it still takes about 3 months to close.Let me know when u are in killeen and ill let you buy me lunch and ill explain

I have two bedrooms ill be looking to rent out.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

In my opinion, it would be human nature for him to have some ill feelings from the negotiation if you demanded a reduction down to $143k.Was this tenant screened, or are you just taking the turnkey operators word that they are a good fit for your property?
