Commercial values are largely determined by the income the building produces, if you are buying based on the building being empty or generating no or little income then the value shouldn't decrease much at all.

Nothing changed related to passive losses, so if you own a bunch of rentals and generate huge passive losses you can't use from depreciation (that are capped due to income limits) no change there unfortunately.

Your short term holds are basically generating risk so why have them in the same legal entity as a long term asset.The strategy to put every long term hold in a separate LLC is up for debate as you can read in here in bp.

Yes....of course if you can generate your own off market leads those are probably the best ones, but they take time and money working your lists.  2nd best I've found is MLS.

So I took it up on my self to call and have the electric put in my name cause I knew what he meant by shouting **** down around here..So we went all weekend thinking since the guy came Friday and talked with him and he knew what was going on and he knew cause this was his 3rd time to deal with norma and will roberts that he wasn't turning it off cause there wasn't no bang out here they were going to be working . they were just trying to force us out and make us leave and leave hafe of ourvstuff here cause he had already had the locks changed on the shop were all our tools were and our other things that we had stored in there.but in oklahoma I did know what I could do about any of this cause now ive came home to a generator running my house to keep lights going anf my freg amd things and ive got the shitvthatvthe hole world is scared of.so I'm corninten to this place for at least 3 weeks the earliest . and I'm not wantingvtobhere this noisy thing that long.
