I am a very busy medical professional working in emergency medicine.

It would be impossible to eliminate these industries to make way for the flat tax... probably just as difficult as eliminating private for-profit medical insurers to make way for true universal health care.

At least not short of moving across teh country for medical or job reasons. 

If population ceases to grow, so does real estate.

However covid and medical issues put a pause on that.

Its use allows office/medical office or community facility use.

Many new medical residents coming each year for the next six years. 0 to 220 medical residents over the next 6 years.

However, do it twice and chances are good you’ll get a cease and desist letter from HOA legal counsel.Some years ago a number of property owners, with the encouragement and or backing of the STR apps, sought to challenge HOA regulations, municipal ordinates, state laws, etc. regarding STR.

When we started, we were offered a pair of duplexes with established tenants that was cash flowing at close to 22% when the owner needed money for medical costs for a family member. 

Cater to guests that DON'T want to stay in a hotel.For instance - I have a STR where a family flew into town for a week because a child needed medical tests and possibly surgery.
