Obviously Salem isn't the best area but South Jersey has a wide range of neighborhoods (ie: Cherry Hill vs Camden).

I provide traffic counts, site foot prints including parking, holding ponds, ingress egress and maybe two elevations ( building views from different angles).

There are people here on BP that have a wide swath of experience and knowledge, so be sure to post more threads regarding your plan.

It would be better to approach it from the angle of, how can I add value or what's in it for them.

That's why I like to analyze this from every angle to see if I am missing something.I especially like the input from the other CA investors as they understand what I am going through (things are definitly different here - the google busing story made me laugh when I read about it a while back).

The Heloc angle is intriguing but I have to admit I sleep well at night knowing my house is paid off and not sure I would want any liens on it.

I haven't been able to do so and have had to wait for the property to be listed w/an REO agent.The angle I'm not sure about is what happens to the existing lease, if one exists.

I came across a lead and trying to determine if there is some meat on the bone and what angle to take here.
