My father dabbles in real estate and my grandfather had a nice retirement because of real estate, so to me this is a viable avenue, yet I needed to learn it.

although paying cap gain on appreciated dollars is not the end of the world but its nice to get that tax FREE stimulus.

Then sell move on with some more equity hopefully some nice appreciation as 5% is the safer guess right now. 

If this deal goes forward and I happen to find a good contractor (because I'm going to need at least a semi competent one) I'll make sure to let you know.
