Go with your vision, put your eggs in that basket and focus like hell on that basket.

If it isn't financial analysis, don't focus on it.

Your wife's focus should be on education.

Hence, the maniacal focus on IRR as opposed to equity multiple. 

We used Bill Steed at Remax to buy our property there, luckily found him after having difficulty finding knowledgeable investor-focused agents.

Rather than focusing on people with income property, look at some of the motivated owner occupied markets. 

I'm also new to investing and focused on multi-family in the Twin cities.
