Brandon Turner was talking in one of his webinars about how the LA market has really high prices compared to other parts of the country, thus it is a tough market to enter as an beginning investor with very little leverage.I am seeking ways to find the markets that are suitable for entry level investors.

Protect your investment first, negotiate a new lease & new rate if it suits your situation with the two remaining with the exact terms you want OR insist they collectively remain liable for the remainder per the lease unless they provide a suitable replacement acceptable to you.

If a provider can't or won't provide the basis for their stats, can't or won't schedule a visit or 'just can't accommodate you', if they don't take the time to answer questions fully - RUN.  

Renters insurance covers a tenant’s possessions and liability in the event that a visitor is injured on the premises; Landlord’s insurance covers the landlord’s property and liability.

There are times when I've gotten an inquiry on a just less than 32 night reservation request and I've pointed out to the visitor that, here in Cambridge & Boston, there are 17% local & state taxes on any reservation less than 32 nights.

Many of my other investors want to see each and every single deal and so this is not a suitable vehicle for them.
