Rooms are more of an option in expensive locations.

I can at minimum, provide insight into certain markets/ball players to connect with based on your strategy. 

nope rentals but that's just based off of Zillow...my point being that state of the investor rental market has changed and to be aware of the competitive landscape, regardless of the type of exchange.

Second option would be to contact some abstractors in the local market.

As a young individual with more time than money, I think its a great option.

1. i'm discussing this option with him via txt to see what he is willing to do.2. we can likely get the property for as low 2M to make it more reasonable.

Thank you for sharing the numbers, as I'm sure a lot of investors will have a lot of different ideas for you based on the outline you provide. 

Based on what you've provided here, I'm going to assume the partner is a friend or family member- and not to rub salt in a wound, but most people think that makes a contract LESS necessary, which is the total opposite.
