My lease read "The following items of personal property are included in the premises without warranty and the landlord will not maintain, repair or replace them: washer/dryer".That being said, a tenant cannot be required to waive their rights to things that affect the legal habitability of the home, even if it's in the lease.

I was taking care of a necessary evil earlier in the week:  continuing education to maintain my MN real estate license.  

I have been studying the markets around me for months and have been putting in offers regularly and have yet to get one accepted just simply because of how hot the market is right now and the very low levels of inventory available. 

I was thinking of leaving enough money on that to maintain (mortgage plus 20% would be just under $2300).  

It will all come down to whether you truly managed separate accounts within mixing funds, did you maintain the proper business filings for every separate entity, or where the business just created to defraud creditors, etc.
