Of course, I would imagine an undertaking like this would require incredibly in-depth demographic and feasibility studies among other things - worst nightmare is to be in debt with your only asset being a beautiful new but vacant building in a location no one wants to be.

I know my value very well, and that's why I have no problem with "proving my value", even if that means working for free for a little while for someone where I am adding value to their team and they are adding value to my goals.
