A landlord does not need to provide a reasonable accommodation for an emotional support animal when:The property is an owner-occupied building with four or fewer unitsThe property is a single-family home sold or rented by the owner without the use of an agentThe emotional support animal poses a risk to the health or safety of other people, or a risk of substantial damage to property (but this risk must be specific to the animal and cannot be based solely on assumptions about the animal’s breed)"Definitely have a chat with a local attorney to ensure your local laws apply, nonetheless since its an owner occupant, it sounds like you have some recourse to deny this request.

It sounds like they are primarily concerned about AML though.

If I complete the buyout as current I will wipe out the majority of my savings. 

Did you complete a move in report (BP has a template if you have the upgraded membership). 

Whether the realtor should have searched the court documents to see if the hoa had legal right to sell is a moot point (I would have but most would assume the hoa had completed the process).

At the signing we take them through the lease page-by-page as with any new tenant, take pictures of ID and also ask them to fill out our rental application so we have not only updated but what we consider complete information about them on file. 

I am considering purchasing a investment property to get some monthly cash flow from rent. It is one unit in a condominium complex. The complex has 5/6 buildings each with 3-4 units.  I think most of them will be used...

Also, the listings I have received these offers on are all in a good part of town, priced competitively with comps or a completed appraisal, and either recently renovated or not needing much updating. 

The decision of converting parcels sounds like it would depend on what kind of parcels are there in the neighborhood.
