If it's a slower market and there's more competition among landlords then I'd agree with the post above and would recommend waiting until remodel is complete.  

So, the owner would continue to live in the house until passing or medically retreats to a nursing home care.At this point I am proceeding to view the property and collect documents for tax/mortgage/title/bills/insurance/permits etc… and start running the numbers.

I have a tenant that has gone to jail and realistically may end up in prison.Her boyfriend brought me a notarized “Power of Attorney “  stating he wanted to enter her apartment to get some items out.From my understanding a POA is usually either MEDICALLY OR FINANCIALLY based.Am I legally bound to let him enter?

Usually there is a question involved in these forums but maybe the point of this story is to show myself it doesn't save time or money swinging the hammer in your own deals for 1 and second probably smart to have health insurance even if you're really healthy lol..On a funny side note at 2am when I was high on morphine and muscle relaxers I guess I was explaining in detail how I would pay for all of my medical bills by acquiring enough rentals to cashflow the payments which lead to recommending BP podcast, her telling me I changed her life, and ended with her starting Richard poor dad on audio before her shift ended so at least I got to help someone see the light lol

It may feel like the slow track but a “fast track” that ends in a crash is not as good as a slower track that actually ends in success.

Just wondering if anybody else has tried this much slower approach to gaining financial freedom.

It is located on main road, directly across from a shopping center which has Verizon, govt offices, medical office, restaurant. 

Because I plan on having a long-term relationship with real estate, and I don’t mind climbing the financial-independent ladder a little bit slower if it means I could make my future wife happy and live a more comfortable fulfilling life.
