Perhaps different states have different requirements for the eviction process.

Hey @Steven Barr, I suspect the various clerks were just being cranky and/or having a laugh at your expense.Every county in Georgia has a physical "newspaper of record" where foreclosure notices (AKA "Notices of Sale Under Power") are required to be listed.Fortunately, there's also a FREE website (https://www.georgiapublicnotice.com/) that aggregates data across multiple Georgia counties into a single, searchable database, bless their hearts!

For DSCR, the minimum credit we require is 620.

I wasn't able to find another lender who would require less than 30% cash and lots of points, so I didn't qualify with any other lender either and had to release the contract. 

While this does technically satisfy the requirements on paper, it would never hold up under audit and would be considered evasion/fraud WHEN discovered (not if).

To my knowledge, most flippers use hard money loans as they are often buying distressed properties that will not meet the requirements of a conventional lender.

Most DSCR lenders will require a minimum loan amount of $75k.

First off, a qualified intermediary (QI) is required in a 1031 exchange.
