Of course only if you’re allowed to raise it that much in your location and it’s allowed in your current lease.

I was wondering If I could list property's on a crowdfunding site? If so do you recommend any good one's?

what was monthly rent roll before purchase and what were you able to raise them to?

This is kind of over the top, and if I asked someone who they used for subs/any other work and they actually said they weren't going to tell me out of being insecure that I would steal from them, I'd probably raise my eyebrows and never consider speaking with that person again.If someone wants to find out who you use, they can and will. 

I plan to slowly raise rent once I fix the last few minor problems.

Don’t know if this helps but this FHFA housing index shows a lot of cities in Florida housing prices raising above the national average, might do well with either flips or multifamily.
