It is clearly outlined in accordance with state law, but a well worded addendum can add clarity to a grey area and/or solve issues before they arise.

I really like the concept of wholesaling, however this is one the things that make me a bit uneasy with it.I guess that this is the type of situation that you have to deal when the issue arises.... would love to hear from other active wholesalers here on how they deal with this.

Unfortunately, the roof looks pretty scary and as it's a short sale, I don't expect to be able to repair the roof myself before winter arises. 

I know that over the range microhoods are popular but in my opinion they're an unnecessary expense.

Before posting your property, I'd recommend finding a few contractors that you can trust for when issues arise: plumber, electrician, general handy persons etc.
