I made some resources for my out-of-state investors like a neighborhood graded map and contractor rolodex that I can share with you!

Goal (in order of priority): 1) Convert upstairs of detached storage unit in back into 3 bed/2bath (for the downstairs, keep as garage on one side and rec room on other side), 2) convert detached garage in front into 1 bed/1bath for our grandma, and 3) eventually add a prefab home on the lot.From our research so far, I believe we'll have to do an SB 9 lot split in order to legally build all structures (but we're not sure if we want to do this now, or just convert the back unit into an ADU first then do SB 9 later).

That means scheduling the work in the right order, making sure materials are on site for the subs when they need it, and being available on site to make sure the work is done to your standard, and to resolve any problems that will definitely come up.I'd definitely find out what permits are required.

I finally worked through the analysis paralysis and made my first offer this week!

I have made a few offers but nothing yet has stuck.  

I hired an accounting firm specialized in FIRPTA to handle the forms and remittance and put them in touch with title, but after closing, title company sent them a check made out to the firm instead of IRS.Title company claims accounting firm should cash check and pay IRS themselves.

However, I want to see if it would be smart to refinance two properties to cash flow less on them in order to add 2 more to balance out the portfolio (cash flow extra $400-500). 

Plus, I dont have anything to lose besides the money I would have made as a wholesale fee.
