There are quite a few for pay membership online sites with foreclosure information. 

I am new to Bigger Pockets but going from renting a home to making it a corporate rental is how I drastically increased my RE game from netting $500 to $2400/month.

I had a landscaping business in college, have dabbled with multiple online business opportunities throughout my educational career, and have continued to read and read about real estate investing.

Unfortunately, if you want to be in the game in my area, you have to play the game.

The move-in date is 8/6, however they live out of town and won't be back for college until September (I told them I couldn't push the lease out a month).Given that they don't live in town, will it suffice to have them sign it online (currently using an online forms management software that makes online signatures quite easy)? 

If it's the latter, the online auction sites start the bids low as a teaser in order to get competition and more bids.

This is certainly an additional cost to you but part and parcel to the rental game.
