If you sign up and pay their fee, you can actually get our name, address, phone number and personal loan information leading those to believe our house is available for a quick pick-up (for lack of a better phrase) I have contacted them several times but they seem to feel a need to continue reporting this false information without making an attempt to verify the accuracy.

Income taxes due from depreciation recapture can not be deferred into the following income tax year and are due in the taxable year in which the Investor disposed of (sold) his relinquished property.It will depend on whether the Tax-Deferred Exchange Agreement used by the Qualified Intermediary for the Investor’s tax-deferred like-kind exchange transaction includes the required language contained in Section 1.1031 of the Department of the Treasury Regulations prohibiting access to the 1031 exchange funds until the following income tax year.The ability to defer the recognition and reporting of the taxable gain into the following income tax year depends on when the Investor has the right to obtain access to or receive the benefit from his 1031 exchange funds.For example, if an Investor disposes of his relinquished property as part of a 1031 exchange and the relinquished property disposition closes on December 1 of any taxable year, the 45 calendar day identification deadline and the 180 calendar day exchange period are both in the following income tax year.

The average person can not afford a 300,000 home, if you investment is this retail price, your limited on who is going to be able to purchase the property, unless there are people with the income and jobs to support this market.I'm seeing anything that is worth 300-3 million sitting for a long time, the higher the price/value the smaller percentage of the population can afford it.On top of this good news all these properties are depreciateing

Also, foreclosures in the Seattle Area are difficult to come by for the following reasons:a) Seattle has a robust economyb) Highly knowledgeable homeowner basec) market flooded with savvy investorsNot to say that distressed properties cannot be located in this region, but you have to do your due diligence; require lots of research.Based on the info you provided, it sounds like you have the necessary funds to cover appraisal fees, order title reports, and cover additional loan fees, however, you just need to find a hard money lender that can fund your project.
