Hey Henry think that using GIS maps to identify people who pay taxes late is great idea.

I manage STR's on Oahu in Hawaii, but I know a lot of people who absolutely crush it managing their own units.

I am confused by the people saying this can not be done.

People can find a very profitable niche that is of no interest to others.  

Too many people want to go out of city of state because they are chasing the 'better' returns.

I definitely recommend checking some of the real estate meetups in the area (there are plenty to choose from) to start getting connected with people in similar spots and to find resources to help.Happy to answer any questions you might have.

I can’t imagine many parties of 8+ people are looking to stay on a random weeknight.

As far as OOS investing, please read the many posts from people in HCOL areas, especially California, who are losing money on OOS properties (myself included). 

Sometimes people want to learn and go through the process of self-managing and making mistakes, other times people realize that that thought may not be wise and choose to hand it to someone they trust.
