Based on my previous experience I figured I could get it exempted from flood insurance but after looking into it further I found out that the elevation they now use is the ground in the crawl space.

Soon, I plan to be taking on my first commercial property to manage (tenant placement, rent collection, repairs, turnovers, etc).Since the person I am taking over for (the building's original owner, now 69 yrs-old) is a little antiquated and has no real systems in place, I'm wondering: what are some quick wins that would update and modernize how the property gets managed?

They would request that the owner make repairs to the building before committing to the space on a new lease.

In either case it will cost more to finish that space than it will bring in an appraisal.

We have a number of renovations planned for the dental office space, which would benefit us much more if we owned the building as well.I mostly need to know what questions to be asking or critical information I may be missing, I don't want to buy something that ends up costing us money in the long run, just for the sake of being our own landlords. 

For the existing tenant they are conditioned to an old and worn out space.

I do not do much in the buy & hold space, but I am quite active in the flip realm.

Do you have a good resource for where I can find what 100-200 sq ft of office space rents for in a certain city (Simpsonville, SC in my case)?
