In CA anyway, there is a huge luxury tax on short term rentals, less than 30 days. 

Since we had built it out ourselves we had the luxury of making it handicap accessible all on one level. 

Luxury homes will drop much more because there will be fewer buyers.

To a certain extent, I recognize that this can be a function of the environment of the rental and the market for which you're aiming - obviously a luxury unit will not have a $350 refrigerator.

I see your point, but I don't have (or want) luxury of waiting 5 weeks without a non-refundable deposit to cover my time.

B/c they are so small, you do some very luxurious designs and finishing and charge a premium for the space.  

I was unable to start making offers during that time because we needed to first save more capital and second unload our primary residence (luxury condo that had the potential to turn into an albatross since other units were selling much lower than they were purchased for and we needed to sell that before moving forward in case we needed to bring cash to close).

We are frustrated that we have been paying for a luxury home without basic working features.

Maybe a luxury house hack so that she's getting more, not letting go of what she currently perceives she has?

They are now thrilled to have a luxurious shower and I am giddy that the value of my place went up :)
