Population growth, job opportunities, current business that are in the town and then businesses that aren't in the town but are in towns that have similar demographics and populations that also do well that could be potential places that would lease commercial spots if someone were to develop it.

What are best way to invest 100k with full time 4 days per week job?

I would love to get more involved/ transition from my job to starting a company or a brokerage myself.

I do have a “safety” stockpile account where I store money for these purposes: taxes, returned security deposits, etc.I have a w-2 job and am having taxes taken out for that.

A lot of the companies moving here are higher income jobs which should help offset the issues.Returns on rentals are never the 1% rule.

We both spend a lot of time doing work with the arts and non-profits on the side and we would someday like to move our focuses to those side pursuits rather than our currents jobs. 

I am currently in my last semester of college and am working a job that only pays me $15hr to sit at a desk and forecast all day... which has been driving me absolutely CRAZY.  

Should I tip him or offer him more money to d a thorough job?

I'm currently working a W-2 job that I could probably retire from after 30+ years or so of just doing the norm (my partner is a CPA but is a stay at home dad).
