Still have to discount escrow fees, agent fees, title, etc. but you get the point.If you can sell it for more than that's just a bonus.Hope this helps.

My favorites are non-probated estates, they are usually a lot messier than when a family hires an attorney and goes through legal steps to perfect the title and establish who has the power to sell.The kickers are when the heirs are out of area, there are more than one heir, and they have undefined between them responsibility to take care of the house.

If you have any agreement of any kind whaatsoever that requires any payment of any kind that is applied to any sale that ultimately facilitates the granting of title, that agreement is an installment sale.

Quick question: I have the funds to cover the 3.5% FHA required down payment.I would like to put in an offer on a home asking is 172,600.Offer 180,000.Seller pays up to 7,400 Closing cost (bank fees, etc + prepaid)Understand that home will need to appraiser for 180k.Will the bank and/or title company understand the contract as such?

The bank may be waiting to see if they get more offers (though unlikely if the listing is pulled down), they may be working through title issues, they may be negotiating with other offers and keeping yours as backup until they have a contract, they may be busy dealing with other stuff, or they may have completely forgotten.There are times I get responses from banks within 8 hours and there are times when I never get a response.
