hi you can remotely brrrr out-of-state and hunt for a deal on mls virtual probably now, but it looks like you're trying to time relocation of self, where you want to live someday and buying a rental together.  

However the hunt for such deals is a grind which will likely involve a lot of time and possibly money, as you will need to put out a lot of direct marketing effort consistently over time to find a seller who is motivated enough to make it a deal.There are two factors that make it more difficult to do this than it was, say, ten years ago.

Do I put my foot down and continue to hunt for an insured cleaner, OR for a smaller project like this is the NOT insured lady a good solution?
