Hi All,I have a question to anyone who works with banks and handles applications for loans.

I’m considering placing Section-8 tenants as well and was wondering how the security deposit or additional pet/service fees are handled- tenant or agency?

I want my property to appraise as high as possible, so I'm curious to know how others are handling this?

How do you handle utilities?

Also, the office is unlikely to have systems in place for handling monies and payments to landlords, contractors, etc.

He handled our refinance smoothly even reducing our interest from 5.5% to 5.375%.

Would like to hear how others handle optional renovations during tenant vacations and if they apply rent abatement for any loss of use.Backstory: Renting out a basement apartment with painted concrete walls.

I know most GC's say they can handle this but I'd rather find someone who does this regularly and doesnt cost and arm and a leg.

Wondering if we should have handled it differently or preemtively add something to the lease next year. 

I have good relationships with my vendors and was able to get it for only 82 cents/sf.The sweat I put in to the tasks that I was able to handle myself, allowed me to invest the saved capital into the mechanics and bones of the house (foundation, new roof, new plumbing, HVAC, etc.) and allowed me to get slightly nicer finishes than I would have put into any other investment property I wasn't intending on living in.The goal with this property was longevity, since I will be holding onto it in perpetuity.
