I feel i have been lucky .. lucky enough to find the last few deals first ..or at least be first to see them .. and to be able to recognize what potential they have right away .. if i was working with my own money , there was at least 4 deals last year and 2 this year that i would have snatched up at first sight .. but i didn't have all my ducks in order to get my investing partners on board for the last 2 .. the 4 last year were grand slams .. one should have made a profit of over $90k  for a investment if around $125k .. another was a property that my investor dragged his feet on and it sold for $70k over ask once the bidding started.. and it still needed to be rehabbed but, i had the chance to get it for the ask .. those are the unicorns that when you see them you pounce .. once my relationship progresses with that investor , i am sure he would allow me to pounce but .. if i can do it myself and not give up 50% then why not .. as for the mls .. i have only seen one decent deal in the last 6 mnths on there .. that one ended in a bidding war and sold for $15k  more than ask .. it is now rehabbed and they are looking at making around $35k if they get their ask .. just a guesstimate..

I contacted PA revenue department and found out based in their calculation it is $9500 owed to remove lien. they applied 12.5% as sibling tax rate. when i asked to apply 4.5% as surviving heir is grand daughter, they said in obituary they mention deceased had sibling. while foreclosure has no mention of sibling and only mention of gran daughter which is 4.5%2 questions:1. they are asking me to prove obituary is wrong and actually surviving heir is grand daughter. how i can find this information?

Hannah, to be eligible for a DSCR refinance out of a bridge loan all you need is the credit score to do so and the right property of course cause you want enough money on the refi to pay off the entire fix and flip loan and maybe put a few grand in your pocket.
