I am asking for referrals for great quality companies for countertops, cabinets, finishes and flooring.

I’m trying to buy a 4plex, but one of the units needs finishing inside to be rented.

Have to run all the real world numbers on that of course, I realize finished basements are very expensive and it may not be worth it.

Now I'm stuck with materials but no finished product.

I have actually just finished Sold and it was extremely insightful for me.

Is there a recommended paint finish for rentals that is easier to clean or does it really matter?

So if you have good ones, treat them right and don't sweat the small stuff, control what you can and perfect your systems to define expectations, reward them when they do well (bonus for finishing early, bonus for short punch list etc).

Its currently owned by a non profit and they have indoor climate controlled storage units in place and rented, a store front with tenant in place, a vacant and gutted second floor that could be finished and rented (probably about 2000-2500sqft) and a banquet hall with full kitchen and bar that has a max cap.

Even the builder himself said he would have priced it higher had he known the market would have risen.The "comp" is what my home would be most like - between 2700 and 2800sf finished.

I will post about that deal in detail once it is finally finished and stabilized.
