Hey ya'll - @Brian Watkins - So, I have it set so IF i text a certain phone number from my cell phone, it will add a row in a Google Sheet.

That keeps most of my properties in B/C areas to keep the numbers where I want them.I've got to go run appointments, feel free to reach out if you want to chat.Thanks for your feedback, I feel better about seeing $150 in the cash-flow cell if the more experienced guys are targeting that as well.

I know I have done the run up 4 times sold, got that whopper fat check TAX FREE  that is truly life changing.. you can use those funds to start business's ( which I have done) semi retire ( which I have done)..  

I've read a lot about the many tax deductions you can write-off with investment properties (ie: depreciation, travel, cell phone, repairs, home office, property mngt to name a few).  

My TX properties, however, are not only appreciating nicely, but every month I also see a nice fat check, which I just save up and then reinvest into more real estate. 

I find folks that use those services run the risk of not making any money as too many fees are built in up front.Keep in mind in your area competition is quite keen.. there are not fat hogs being made in those markets at the FCL sales

They'll sell to the first guy they know who comes to them with a signed contract, a fat earnest-money check, and a promise that the buyers will not back out of the sale.You can expect to haul a lot of dead people's trash out of the places and find all kinds of undisclosed problems with this strategy, but it's been incredibly worthwhile for us so far.

There is not enough fat for another investor to make money from any of these deals. 

They may have a cell phone but that's all they use it for is phone calls and maybe pictures.
