Being on the road a lot will give you PLENTY of time to catch up on all the podcasts for sure!

The challenge with fire damage is that there is more than meets the eye.

Assuming she moves w/o paying you can try and collect if you so chose but I would keep doing what you are doing and keep your eye on the price of getting her out.  

It is an opportunity to put eyes, ears and nose inside the property.

I’m primarily focused on the west side but have also dabbled in South Buffalo and I am always keeping my eyes open for opportunities.

A negligent discharge is most likely a crime and in some places an accidental discharge is also.I'd figure out this fact first and then move on to the concept of a drive-by or similar......Definitely worth keeping an eye on though.
