Unfortunately the weather in VA did not allow for much more outside this week.All set to hang cabinets and lay tile in APT 77 until we realized that the mold in shared wall between the kitchen and bathroom was more than we could let slide, the dry wall however dry was barely wall and there were a multitude of bad patches from plumbing weeks of old.

Yes, the big-ticket repairs I see in the future are a new roof (next 4-5 years probably), and at least some repair work done to the back deck - it has some rotting top boards, and probably needs a few posts replaced underneath.

Just from the picture, that column holding the front porch seems to have a bend at the top, where maybe the blocks are starting to fall, or the post is rotting.

I am especially concerned about mold and rot risks from moisture getting trapped between the layers of siding, and having this damage the structure.My final question is whether it would be worthwhile, over the course of the summer, to re-side the house so that there is no layering involved.

You already noted gas at 15,000.If you can get the water usage in gallons.Age of equipment.Break down of equipment- Dryers- Big/little; Washers- s/m/lIs this a cash operation or credit card/ Does it pick up-send out dry cleaning/ Does it wash/dry/fold service?
