You seem to be dangerously close with the unethical practice of law.

There is an important distinction between, illegal & a breach of contract (due on sale clause) .

Thankfully, we were in dangerous places and came back safely. 

However, it seems like it won't matter to her - she's now fixated on asbestos as dangerous and it's likely that there is no amount of logic or calm explanation that will work.I'd let her know that she can give her 30 days notice and, providing there's no damage or cleaning when she leaves, she'll get her full deposit back.  

Maybe a Skype or video chat would be a little less dangerous and intrusive.
