We are looking to use preferred equity on our new deal..What was your experience with preferred equity?

Trying to go to companies directly is rarely going to be your best bet. 

How comfortable are you in dealing with people who want to steal from you at all times?

It allowed me to finance deals with greater flexibility, enabling me to start taking on deals myself rather than just wholesaling them.

But then you might deal with higher tenant turnover, less appreciation, and headaches all around. 

That's a pretty huge deal.

Soo in the class I am reviewing they are teaching us to undercut deals brought by brokers, but once we refi a property and pay off our partners wouldn’t we simply become the very targets that we were after 5 years ago?

I agree that finding CF is next to impossible in MN, but if you work hard to find the right deal and you get creative on your execution it can be done.
