prices up 10% in a market they deemed as "doomed" due to the auto collapse.you will see a lot of double digit increases throughout the country. it's not rocket science...what comes down, must come up.These things happen all the time...ie, 9/11 destroyed the airline industry.

Sometimes I even have them just rip up a check if an offer is not accepted. do what works for you....Finally an anecdote: I put down a 4 digit EMD on a short sale last march. offer ratified, check deposited by title co.

I use it for the following: list my units on the TenantCloud provided website, it also syndicates the listing on a bunch of other listing services, digital applications (they offer screening services but I don't use paid screen services), digital lease signing, rent collection (half pay though this, half by Venmo), asset management (appliance model, serial, age, etc) and maintenance requests.

Although the majority of commercial lenders do limit their lending to 75-80 LTV, there are programs that do allow for 90-95 LTV/CLTV and could effectively extend your purchasing power/leverage (downside is that the rates are in the high single digits/low double digits, requiring a healthy cash flow for it to make sense).

The quality of the ad lets the tenant know the quality of the owner/manager they'd be dealing with and it sounds like your PM is not the type I'd go out of my way to rent from.I also have never used a for rent sign in front of any of my properties and have maintained very low single digit vacancy rates on all of my units.
