Hello everyone, newbie here, I have been interested in real estate investing for years, just never took the plunge.

Little about me , I’ve always had big dreams and I’m very ambitious when it comes to real estate .

Its not real complicated, its purely a math question.

But, when it comes time to put the deal together and pull the trigger: work with a seasoned real estate attorney with experience in structuring seller carry deals and writing thorough docs that cover your interests, especially with the "what ifs?"

My wife and I are looking to go further into real estate investing.

@Jack MiHi Jack,Seeing that this is "Post # 1" for you - I have to ask, how familiar are you with syndications and real estate investing in general?  

We learned that Xcel energy can be a real nightmare to work with during a panel swap.

The great divide” is between purchasing real property for CASH FLOW, or purchasing real property for CAPITAL APPRECIATION.IKnow, I know, the two are NOT mutually exclusive.  

I have been able to find companies that will cover real estate portfolios on one policy in other markets but no luck in the Florida market.

Most S8 tenants have a history of bad decisions and from all that, many have only learned how to game the system.We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher and pretend to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.
