As long as you have someone to lean on for your 5k questions along the way, you'll come out ready for a second on a more independent level! 

Not sure this is a great deal but it’s in an A neighborhood and I can airBnB the 2 bedrooms in the lower level to generate income.

What is there to get the population stimulated, that was my fear.All really great points to consider , weigh them out..... and see where the comfort level is. 

@Adrian Beltran Depends on your comfort level investing OOS, connections in that market, and time you have available. 

Raw land, municipal water hooked up, electrical pole on site, flat/level, problematic trees felled, some fruit trees, backs to National Forest, salmon/steelhead hole, no structures. 180k, 70k down seller financed for 5 yrs at 6%.

I want to take my business to the next level which requires money.

That’s when I took over my properties on a personal level and manage them myself.

I dont see the point in that differentiation really, but guess theres some ‘high level’ thinking on that.

I think the issues are deeper than what you state.

Once you have a general idea of what things rent for, you can then start calling property managers with active listings and diving a bit deeper.
