I would fund a deal 100% if it was good enough.

Renting an AirBnB usually is a better deal for them than a hotel because they get a whole house for around the same price or cheaper. 

Are you looking to syndicate deal, be in a syndication, or buy on your own? 

@Omri Avital, I would start by trying to talk to your investor contacts that were buying your wholesale deals.  

It really requires patience, knowing your goals and what you want and being ready to jump once you find the deal you need.

Here is one template that might generate some ideas;Deal- Property Type- Property Location- Market Metrics (as @Joseph Firmin mentioned above)- Scope of Work (both what qualitatively will be done and the corresponding $ amounts)- Exit Strategy (Sale, Refi)Borrower(s)- Borrower(s) experience (focus on relevant project experience)- Personal financials (as @Joseph Firmin mentioned above)- Additional info

The moral of this story is to look where you invest and make sure you don't have to deal with crap like this.
