So I made an offer on a property that will ultimately be a STR and the sellers countered with a higher ask but bond for deed amortized over 30 w/a 5 year balloon.

I want to require my renter to purchase renters insurance and add it as a condition of the lease with any damages to the property to be made payable to the home owner if the tenant is responsible for causing the damage with say a fire or unreported leak, etc.

Parking, visibility, side of street, customer demand, visibility, etc all play a bigger role, since businesses are revenue generating first and foremost.

A buddy and I built software that helps RE pros find and close more off-market properties through real-time, custom intent signals like probates, pre-foreclosures, code violations, and eviction notices.

Even with the mortgages, we have FANTASTIC cash flow, so it made sense. 

Currently 2 unit property, and working on building another ADU with a twist ;) What made you interested in investing in this type of deal?

Last year it made it through one chamber of CA legislation before getting shelved.  

I've made it my goal that by April 1st, I would start taking actionable steps towards sourcing and landing deals I can take to potential sellers/investors.My question is: What makes a "good" deal and/or how do I know when I've come across a "good" deal?
