In PA, the quoted excerpt would be wrong and bad advice to follow, since the tax sale is conducted "subject to existing liens of record" - so the mortgage would remain in place, and the buyer at PA Tax Claim Bureau sale would end up having to pay to get clear title. 

Which leads me to the real reason for this post...I have been seeing a lot of investors putting out the call for referrals for investor-friendly agents in different parts of the country.

And if your investors don't require that you do, my question is - how do you, as the sponsor, get comfortable around the idea of taking money without a clearly underwritten path to get it out.

If you have a good PM, conceivably you could be about anywhere in the country I'd imagine.I have a friend that self-manages a Wenatchee rental from Seattle.  

My thinking is that it would have less headaches since I don't actually live in the country. 

Sounds like you're already down the right path.

And I plan to do a project like this each year (or 2)I'm here to read and learn about experiences from you all around the world, and also get advices even if laws are differents in each country, main business is the same.I travel often in USA so maybe one day I will start investing there :)Hope to get in touch with many interesting people here

The path forward is to just close on one property and pay a dollar for the deed to the other lot separately.
