You should be very leery of a lender leaving meat on the bone with a lower bid than their debt.

@Rich Ramjatan I’d like to self manage but that’s not an option for me at the moment.

Conventional with 5% down was the best option for me at the time.

It's because this is MY deal and everything falls on ME at the end of the day that makes this entire process so difficult.

We had about $60 worth of fresh sealed deli meats and cheeses in our fridge in one of our units last summer. 

There's plenty of meat on the bones here. 

While I'm there I plan to vent the kitchen cooking smells through the microwave and out the wall. 

I want to jump back in and do that first deal so bad I can taste it, like the turkey cooking in the oven, but every choice I make limits the next set of possible choices so I need to do it right from the beginning.
