I recently purchased a property and discovered a series of issues regarding municipal code violations that the seller did not disclose.

The summer would make the most money and I would have missed this summer’s income since I haven’t purchased the STR yet. 

Looking to purchase max $800k ideally around 600k

I used the values from the realtor.com website for purchase information and expenses, and the bank of america calculator to estimate closing costs.

Purchase price?

Unless you already have buy & hold investors lined up make sure you have a reasonable inspection period as showing occupied properties can be a real pain unless your buyers only care about the rent & purchase price.

I have purchased an apartment building (with 9 units) in an auction deal.

Personally, I've been looking into more fixer-uppers and value-add opportunities where the initial purchase price is lower, and the potential for appreciation is significant.
