Looking into doing some rehabs and I want to find a GC to partner with.

Times are good for GC’s so they seem to have plenty of work in my area.

How can I go about finding someone to help me do small reha...

A handyman landlord working with minimal help can do good work in these places, stay on top of things, and keep perhaps ten of these tight little ships running with practically zero outside labor costs eating into his profits or excessive time commitments, while he does modest, leisurely little spec rehabs and occasionally larger live-in flips anywhere he finds deals, accelerating his timeline to  pay off his street of moneymakers. 

What are some best practices you have used for screening international tenant applicants and accommodating their unusual needs/circumstances (i.e. diplomatic clauses in their lease, not having US-based credit or cosigners). 

I have a couple of friends who have gone all in on RE investing, and seeing their success (as well as listening to my father's - and my wife's - consistent instigations) has prompted me to take a closer look and try to learn more. 

Also, remember that it's the best practice to have a separate account (bank and/or cc) for your business, it will save you time and money when it's time to plug those numbers in.

Let me add a little to this.IF you want to find consistent deals you have to do the marketing yourself.

This is often preached but very rarely practiced, especially to someone with no experience.

It seems would-be homebuyers would rather pay $4000 for a high-end condo -  Agents are still adjusting to the market shift as its typically been the practice of listing on the higher end of comps which now needs to change.    

You will end up getting the house practically free.
